For developers, permitting is where schedules and pro formas quietly fall apart. For realtors, it's where closings do. Either way, it's worth fifteen minutes at our table.

Permitting through construction, under one roof

Most permitting companies stop once the permit is issued. We don't have to.

1 Contractor Solutions holds every Florida state-certified contractor license, which means we can take a project from the first question about jurisdiction all the way through construction and final closeout. The team that prepares your plans and pulls your permit can also build the project, so nothing gets lost in a handoff between an expediter, a general contractor, and a stack of subcontractors who each read the approved plans differently.

For a developer, that means one accountable partner from site plan to certificate of occupancy. For a realtor, it means one call that can resolve an open permit, fix the unpermitted work behind it, and get the final inspection signed off before closing.

What the Summit is

The Real Estate Leverage Summit is an annual two-day event built around a single idea: the top operators in real estate scale by leveraging things other than their own money and their own hours. Capital, time, relationships, knowledge, and business models.

Day 1 focuses on leveraging knowledge and capital: finding deals, funding them, and structuring them. Day 2 focuses on systems, time, and relationships: the teams, processes, and connections that let a business grow without the owner personally touching every task.

Expert speakers take the stage every 30 to 45 minutes, with panels, networking breaks, and sponsor tables in between. Breakfast and lunch are provided both days, there's a cocktail hour each afternoon, and VIP ticket holders get front-row seating plus private evening socials with the speakers and sponsors.

Expect a full room of developers, agents, brokers, investors, lenders, property managers, and contractors.

Why this matters for developers

Every month a project sits in review is a month of carry on land, debt, and equity that isn't working. And the delays rarely come from the design itself. They come from incomplete submittals, missed comments, jurisdiction-specific requirements nobody flagged, and inspections that don't line up with the construction schedule.

We function as an outsourced permitting and construction department across all 67 Florida counties. We confirm which jurisdiction controls the site, prepare permit-ready plans through in-house drafters and engineers, file and track the application, respond to review comments, coordinate inspections, and then, because we're state-certified, we can build it and close it out on the record.

Bring us questions like these:

  • You're developing across multiple counties. Every jurisdiction has its own registration rules, submittal standards, and review queues. That variability is what breaks a multi-site schedule, and it's what we manage every day.
  • You want to know whether a private provider will actually save time. Sometimes it cuts weeks. Sometimes it doesn't move the needle. It depends heavily on the jurisdiction, and we'll tell you which case you're in.
  • You want fewer handoffs. Permitting, construction, inspections, and closeout with one licensed team means one schedule and one point of accountability.
  • You've acquired a site or building with permit baggage. Expired, abandoned, or denied permits and unpermitted prior work can all be cleaned up before they hold up your project.

Why this matters for realtors

Permit problems usually surface at the worst possible moment: on the lien search, a few weeks before closing.

  • An open or expired permit is threatening a closing. Whether it's a one-week problem or a four-month problem depends on what stage the permit is at, and that's knowable within a day. Because we can also do the work, we can often close the loop ourselves instead of hunting down the original contractor.
  • Your listing has unpermitted work. Garage conversions, enclosed lanais, added bathrooms, replaced panels, roofs done by somebody's cousin. Most of it can be legalized, and we can perform whatever corrective work the building department requires.
  • You want a pre-listing permit audit. Checking permit history before a property hits the market turns a closing crisis into a scheduled repair with months of runway. It's the highest-return habit available to an agent working older inventory.
  • Your buyer is asking what it would take to fix something. We can scope it, permit it, and build it, which gives your client a real answer instead of a guess.

We'll also tell you when you don't need us. That happens more often than you'd think, and we'd rather be the people who told you the truth than the people who sold you a service.
