Asbestos & mold
Asbestos, Mold and Environmental Services
Most demolition and renovation permits in Florida stall on the same thing: the building department wants an asbestos survey before it will issue, and nobody ordered one. We do the survey, the assessment and the permit.
- Pre-demolition asbestos surveys
- Mold assessments and protocols
- Clearance and post-remediation testing
- Tied directly to the permit that needs it
Why this sits with the permit company
Asbestos and mold work is usually handled by a separate specialist, which means the contractor discovers at the permit counter that a survey is required, then spends two weeks finding somebody, then another week waiting for the report, then refiles.
We do both parts. The survey happens because we already know the jurisdiction requires it, and the report lands in the permit file rather than in somebody’s inbox.
Asbestos
- Pre-demolition and pre-renovation surveys — required by most Florida jurisdictions before a demolition or substantial renovation permit will issue, and required under federal NESHAP rules for regulated work.
- Sampling and laboratory analysis of suspect materials.
- Written survey reports in the form the building department and the state expect to receive.
- Abatement specifications and project design where regulated material is present.
- Notification filings to the appropriate state and local authorities ahead of regulated work.
- Project monitoring, air sampling and clearance through completion.
- Operations and maintenance plans for buildings where material is being managed in place rather than removed.
This is the single most common reason a demolition permit gets held, and it is entirely avoidable by ordering the survey at the same moment the permit application is prepared.
Mold
- Mold assessments and moisture investigation, including cause and origin.
- Sampling and laboratory analysis, air and surface.
- Written remediation protocols specifying scope, containment and methods.
- Post-remediation verification and clearance testing.
- Documentation for insurance claims, lenders and property transactions.
- Coordination with the repair permits that follow — because remediation usually means reconstruction, and reconstruction means a permit.
Florida requires the assessor and the remediator to be separate parties on a project, which is a consumer protection and a good one. We handle the assessment and protocol side and work alongside your remediation contractor.
Related environmental work
- Lead-based paint inspection and risk assessment on pre-1978 properties
- Indoor air quality investigation
- Post-storm and post-flood building assessment
- Contamination and moisture intrusion investigation for property transactions
- Environmental documentation supporting FDEP and water management district permitting
Questions about this service
Do I need an asbestos survey to pull a demolition permit in Florida?
In most jurisdictions, yes, and it is the most common reason a demolition permit is refused at intake. Requirements differ by jurisdiction and by the age and type of structure. Tell us the address and the scope and we will confirm exactly what that building department requires before you file.
Can the same firm assess mold and remediate it?
No, and that is by design. Florida requires the assessor and the remediator to be independent of one another on the same project. We perform the assessment and write the protocol; your remediation contractor executes it; we verify and clear it.
How long does an asbestos survey take?
Field work on a typical building is usually a matter of hours; laboratory turnaround for the samples is the longer part. If you have a permit deadline, tell us and we will work the schedule backwards from it.
Do you handle the permits for the remediation work too?
Yes. That is the point of having it under one roof — the assessment, the protocol, the reconstruction permit and the close-out all run as one file rather than four separate vendors.
