When you need as-builts

  • Unpermitted work — a lanai enclosure, a garage conversion, an addition or an interior alteration that was built without a permit and now has to be legalised.
  • Expired or abandoned permits — where the work was completed but never inspected or closed, and the department needs to know what is actually there.
  • Older buildings with no record set — the original drawings were never microfilmed, or the department’s records were lost.
  • Closings — a title search turns up an open permit or unpermitted square footage and the deal stalls until it is documented.
  • Insurance and claims — a carrier needs documentation of the structure as it stands.
  • Tenant build-outs — you cannot design a new layout into a space nobody has drawings for.

How we do it

Someone goes to the property and measures it. Dimensions, wall locations, ceiling heights, structural members where they are visible or can be reasonably established, electrical and plumbing where the permit scope requires it, and photographs throughout.

That becomes a drawing set that documents the building as it exists. Where the permit requires it, one of our engineers evaluates the work and certifies it — and where the work as built does not comply, we design the remediation rather than pretending it does.

The honest part

Sometimes field measurement finds a real problem — an undersized header, a wall that removed bearing, work that has to be opened up or corrected before anything can be certified. We tell you that as soon as we know it. It is worse to find out from an inspector.

As-builts are usually step one, not the whole job

On unpermitted work the as-built package is the foundation of an after-the-fact permit. The sequence is normally: measure and draw, engineer evaluates and certifies, remediation designed if needed, permit filed, inspections carried out, permit closed.

We do all of those steps, which matters mostly because nobody has to be handed off between four firms while a closing date approaches.

How long does an as-built take?

It depends on the size and complexity of the building and how much of the structure is concealed. A single converted garage and a whole commercial suite are very different jobs. We give you a real date after we know what we are measuring.

Do I have to be there?

Someone has to let us in, and for occupied or tenanted properties that is worth coordinating in advance. Beyond access, no.

What if the work does not meet code?

Then we tell you, and we design what it takes to bring it into compliance. That is a normal outcome on unpermitted work and it is far cheaper to face at this stage than after a failed inspection.

Can as-builts fix an open permit found at closing?
