If you manage a condominium or HOA on the Suncoast, or sit on its board, you already know how much of the job now runs through the building department. Milestone inspections, recertifications, roof replacements, window and door upgrades, and the permit history nobody can find. Come talk to the people who handle that paperwork every day, from our home base in North Port to every county the expo serves.

  • Elections for condominium, cooperative and homeowners’ associations
  • Legislative update on HB 913, covering condo reform, reserves, inspections and insurance
  • Legal Update 2027 for managers and condo board members
  • Sessions on shopping your community’s insurance, asphalt paving and striping, geothermal pool heating, security, and AI tools for community management

Seats in the CEU courses are limited, so register for the sessions you want ahead of time on the expo’s seminar page.

Bring Us Your Building’s Permit Problem

Stop by Booth #105 with an address and a question, and we’ll scope it with you on the spot, at no charge and no obligation. Bring us:

  • A milestone inspection or recertification notice with a deadline attached, and repairs that will need permits once the report comes back
  • A roof replacement the board has approved but nobody has permitted yet
  • Impact windows, doors or sliders going in across the building, unit by unit or all at once
  • Balcony, concrete restoration or structural repairs that need sealed drawings before the building department will issue anything
  • An open or expired permit on the association’s record, or one a contractor opened and walked away from
  • Work a past board or a unit owner did without a permit that now has to be legalized
  • A code enforcement case with fines running daily
  • A renovation or demolition stalled waiting on an asbestos survey

We’ll tell you which building department actually controls the property, what it will take, and roughly what it will cost.

Why Property Managers Send Us Their Files

  • Florida only. We file here, every day, in all 67 counties and more than 400 municipalities. Sarasota, Manatee, Charlotte and Pinellas are our backyard.
  • 15+ years, 5,000+ permits and projects.
  • Engineering and permitting under one roof. When a reviewer wants a drawing changed, it comes back to us, not to an outside consultant. Usually the same day.
  • One point of contact for the whole association. Every project has a named specialist who knows the file, so the manager and the board both get straight answers.
  • We take the ugly ones. Expired permits, unpermitted work and code enforcement liens are the files other companies decline.
  • Se habla español, across intake, filing and inspection coordination.
  • Rated 5.0 on Google.

See how we work with associations and management companies on our property managers page.
